The Nad Arboretem Residential Complex in Brno

In July 2025, we successfully completed the redevelopment of a brownfield site in Brno, located on the border between the city districts of Královo Pole and Černá Pole. The result is the 17-story residential complex Nad Arboretem, which became the new headquarters of our company, JB Stavební, immediately upon completion.

The new development offers more than 200 residential units and nearly 2,000 m2 of commercial space, which will be used for corporate offices, medical practices, and a preschool. The building also features two underground levels, each as large as a soccer field. A major advantage of the project is its excellent transportation access and the nearby amenities. In addition, a forest park and botanical garden are located in the immediate vicinity—offering the opportunity to relax in peaceful natural surroundings even amidst the hustle and bustle of the city.

“Building on brownfield sites—that is, vacant lots—is more time-consuming and costly than building on greenfield sites. But we’re proud of it. We’re giving these places a second chance. And here, we’ve got a breathtaking view of the greenery and the city of Brno,” says Jiří Maršálek, founder and owner of the Properity development group, which is the investor behind this extraordinary project.

The construction was carried out by JB Stavební, which has been part of the SWIETELSKY Group since 2018. Its managing director, Jaromír Baláž, said of the project: “It was a large-scale and structurally very demanding project, which represented one of the largest projects our company has undertaken in its entire 25 years on the market. Because of it, we had to reconfigure many management systems, upgrade the company’s machinery and equipment, and, last but not least, strengthen the individual implementation teams with additional personnel. But it was all worth it. The result of our collaboration with the investor is more than excellent.”

Further proof of this project’s quality is the fact that, upon completion, JB Stavební moved its headquarters to these premises. We wish our colleagues all the best in their beautiful new offices!
